Ultimately, we landed on a price that reflected true market value and not a stretch or a gamble.

To prep for the sale I guided the sellers through which repairs and touch-ups would have the most impact and which could be skipped. That advice comes from experience: I work with both buyers and sellers every day and understand what buyers notice, expect, and appreciate.
Once we staged and photographed the home, the next phase kicked in: presenting multiple offers clearly and thoughtfully.
